Kyle Stephens

Founder/Broker

Born and raised in San Diego, Kyle has been working in the Real Estate industry (primarily the PropTech space) focused on portfolio management for over a decade. Most recently, Kyle has served as the Regional Director of the West Coast for one of the largest single-family management firms in the nation where he led a team of ten Portfolio Managers managing 5,000+ homes across the states of California, Oregon, and Washington from the early stages of a true startup, which then resulted in an acquisition. As an industry expert in the Property Management field, Kyle obtained his California Real Estate Broker's License and has helped build teams, processes, cross-functional partnerships, company culture, and collaboration in an effort to build portfolio performance optimization across his region, which he is striving to both improve and replicate with Evolution Management.

Drawing from his former experiences as both a Property Manager with a local, boutique-style, Southern California-based property management company, as well as his Regional Director position operating at a national scale, Kyle has decided to create a company that strives to combine the best of both worlds for their clients. With a strong emphasis on customer service, and a commitment to providing the most professional and local property management services, coupled with his background of operations on a nationally-branded scale, Kyle believes that Evolution Management can deliver a unique and valuable experience to it's investors, residents, and vendors.

Patricia Wachsman

Portfolio Manager

Patricia is an accomplished Portfolio Manager with over a decade of experience in the real estate industry. Originally from the coastal town of Ventura, California, Patricia relocated to San Diego in 2013 after completing her college education to pursue a professional career in Real Estate.


Throughout her career, Patricia has developed a comprehensive background across multiple facets of property management, including commercial real estate, residential multi-family and single-family properties, and residential sales. Her experience spans both boutique real estate firms and large national organizations, providing her with a well-rounded perspective on the industry.


Patricia is recognized for her strong focus on building and maintaining lasting professional relationships. She excels in owner, tenant, and vendor relations, understanding that trust and communication are essential to effective property management and successful investment outcomes.


Outside of her professional pursuits, Patricia enjoys taking full advantage of the San Diego lifestyle. She loves exploring the city’s diverse culinary scene, spending time at the beach, staying active, and attending live music events and concerts.

Chris Gray

Office Manager (Karma Building)

Chris was born and raised in Oceanside, California, before relocating to Long Beach, where he earned a Bachelor’s degree in Communication Studies from California State University, Long Beach. After returning to San Diego County, he has served for over a decade as Director of Customer Success for an information technology and services company specializing in Brand Experience Automation. Alongside his corporate career, Chris manages residential and commercial properties in Solana Beach, California. He also serves as an Associate Pastor at a church in Oceanside, contributing to his community through spiritual leadership. In his leisure time, Chris enjoys bowling, playing basketball, creative writing, watching sports, and traveling with his wife.

Cole Aaro

Account Manager

Cole is a Southern California based real estate professional focused on outreach, client acquisition, and growth for Evolution Management. A graduate of California State University San Marcos with a B.S. in Business Management and Entrepreneurship, Cole brings a strong background in sourcing investment opportunities and building relationships for real estate investment firms.


As both a deal sourcer, and an active rental property owner, Cole understands what investors expect from a management team: clear communication, strong returns, and a management partner who treats every property like an asset. He aims to leverage this perspective to connect with owners quickly, identify their needs, and position Evolution as the solution that protects their investments and elevates performance. 


Away from the office, Cole enjoys being on the golf course, family game nights, supporting his favorite sports teams, and cooking up a nice steak dinner.

Lucas Montoya

Property Associate

Lucas Montoya is a licensed real estate agent with extensive experience in residential property inspections, showings, and tenant–landlord relations. He excels at conducting thorough on-site assessments, coordinating maintenance needs, and guiding prospective renters through a smooth and informed leasing process. Known for his professionalism, reliability, and clear communication, Lucas brings a customer-focused, solutions-driven approach to every property he represents.


A San Diego native, Lucas enjoys an active, outdoor-focused lifestyle. When he’s not working with clients, you’ll find him surfing, spending time at the beach, playing golf, or staying active at the gym.

Brian O'Connor

OnSite Manager/Property Associate

Brian is born and raised in San Diego, and graduated from the University of Arizona with a degree in finance. Brian has been a licensed California Realtor for over twenty years, and resides in Pacific Beach where he oversees a 30-unit building in which he resides, along with assisting of the management of other properties nearby. In his free time, he enjoys lobster hunting, camping, and reading Sci-Fi books. Brian is also a huge college football fan!
